About This Calculator

Before detailed design, clients and consultants need a combined mechanical, electrical and plumbing budget to frame a project. This estimator gives an order-of-magnitude MEP cost from the built-up area, number of floors, project type and grade, using typical per-square-metre rates split across the HVAC, electrical, plumbing and fire disciplines, so you can seed the cost plan and test the brief against the budget.

Per-m² MEP rates vary widely with building type, grade, location and specification — a warehouse, an office and a hospital are worlds apart. The estimate is for early budgeting and brief-testing only, carrying a wide uncertainty band. Replace it with discipline BOQs measured from drawings at current rates as the design develops.

Order-of-magnitude estimate

Step 1 - Select a base per-m² MEP rate for the project type and grade.
Step 2 - Multiply by the built-up area for the headline MEP budget.
Step 3 - Split across HVAC, electrical, plumbing and fire by typical percentages.
Step 4 - Adjust for height/floors, location factor and specification grade.
Step 5 - Report the total, the discipline split and a per-m² benchmark.

Worked Example

A 10,000 m² Grade A office at a representative MEP rate yields a headline MEP budget, then split roughly into HVAC, electrical, plumbing and fire shares with a per-m² benchmark — enough to anchor the project cost plan before detailed design.

MEP Budgeting Notes

Top-down before bottom-up

A per-m² rate gives a fast top-down budget that is invaluable at brief and feasibility stage. As soon as there are drawings, a bottom-up measured BOQ per discipline replaces it and the two are reconciled.

Grade and location

Grade (basic to premium) and location (labour and material markets) are the biggest swing factors after building type. Apply them consciously rather than using a single global rate.

Discipline split

The HVAC/electrical/plumbing/fire split helps allocate budget and spot when a brief is skewing one discipline. Treat the percentages as typical, not fixed.
